Cozy Home Communities is in discussion with several current nonprofit operators of senior living communities who want to expand their offering to include options for middle-income older adults.

Cozy Homes are a rental property, with the goal to have rents around $2,000 a month, inclusive of water and electricity. Joining a Cozy Home Colony may also include a small, one-time community fee. There will not be any other costs or charges to residents.

Residents are required, if physically able, to provide 12 hours of volunteer time per month to their friends and neighbors in their Colony and the overall Cozy Home Community.

What about Services?

The design of Cozy Home Communities is predicated on how services will be accessed and delivered in the future, especially when it comes to healthcare.

In the ideal configuration of five Colonies comprising one Cozy Home Community, there will be 40 housing units with up to 80 residents. At that size, it is easy to arrange for shared home health aides, nurse managers, and other on-site healthcare services. Plus, with neighbors committed to lend a hand, residents will support each other.

 
 
 

Cozy Home Communities offer middle-income older adults a new way to experience engaged and vital living during this “bonus” stage of life — beyond the challenges of raising children and full-time work, and before any frailties of old age set in.

No prior generation anticipated these extra years. That’s why communities like this haven’t been built yet.

The time is now.

The need is significant.

Fundamentally, traditional senior housing options are not focusing on this middle-income cohort. Yes, there are housing options for low income older adults, and there are countless “Active Adult” and “Life Plan Communities” for wealthier clientele.

It’s the forgotten middle — estimated to be about 8-10 million – without options. Until now.
