Part-commune, part-Golden Girls, part-cohousing, part-independent living, and 100 percent intentional, Cozy Home Communities will meet the burgeoning needs of older middle-income Boomers and completely disrupt the current senior living models.

Cozy Home Community™ is an idea out of the mind of Founder & CEO Matt Thornhill. For almost 40 years Matt has been studying consumer behavior —  as a Madison Avenue advertising executive, an interactive marketer, and more recently as a futurist and founder of the Boomer Project and the Institute for Tomorrow.

As an expert in older adults, Matt sees the significant unmet need for housing. That’s why he’s working to bring the Cozy Home Community concept to life.

The goal is to develop houses and communities that are affordable for middle-income older adults between the ages of 60 to 80+.

The organization is partnering with builders, home manufacturers, financial professionals, lenders, foundations, nonprofits, senior living operators, and senior care providers to develop and manage moderately-priced rental housing designed, built, and operated around the preferences and sensibilities of middle-income older adults.

Two key collaborators are Avenue Development and Deltec Homes.

We are creating and operating close-knit, intentional communities so Boomers can live together, supporting each other during this new stage of life — post-kids and careers, and pre-old age. Pre-senior, if you will.

Each Cozy Home Community consists of five or more “colonies” of 8-10 modular-built cluster homes of about 1,200 square feet. Each Cozy Home Colony has people who have chosen to live together — in essence, “picked their neighbors.”

Cozy Home Colony residents have shared stories, interests, affinities, and other connections that help facilitate more community-minded living. Each Colony will have its own 1,500 square foot Common House for community gatherings and that residents can use as extra space.

And you and your neighbors each have a commitment, as long as all are able, to provide 10 volunteer hours each month in support of community members and needs. Need someone to run an errand for you? Need a ride to a doctor’s appointment? Need help moving a piece of furniture? Ask a neighbor in your Colony.

While designed specifically for middle-income Boomers, of course all are welcome in Cozy Home Communities.

Cozy Home Community is collaborating with Avenue Development to bring communities to the market. Avenue is a full service real estate development and advisory company with experience in healthcare and senior living communities. They bring expertise in:

  • Market and site selection

  • Land and entitlement due diligence

  • Project budget creation

  • Entitlement and permit procurement

  • Design team and General Contractor selection and management

  • Construction project management

  • Financing (determined on a case-by-case basis)
